Not every euro spent on a renovation returns when you sell or rent. On the coast, buyers and holiday guests judge a home in the first ten seconds of the photos, and they pay for the same few things. From the homes we renovate and market between Torrevieja and the Mar Menor, this is where we see the money come back.
1. The kitchen, opened up
An open kitchen to the living room makes a 70 m² apartment feel twice its size in photos. Light fronts, a quartz or compact worktop and integrated appliances date slowly.
2. The bathroom, simplified
Replace the bathtub with a walk-in shower, choose large-format tiles and good extraction. Salt air is hard on cheap taps and fittings; this is not the place to save.
3. Air conditioning that heats too
Ducted or split heat-pump air conditioning in every bedroom is now expected, by summer guests and by northern European buyers who come in winter.
4. The energy rating
Since June 2021, any home sold or rented to a new tenant must have an energy performance certificate, and every advert must show its rating (Real Decreto 390/2021). The certificate lasts 10 years, or 5 if it is rated G. Better windows, insulation and an aerothermal water heater can lift a home by one or more letters, and buyers now compare them.
5. The terrace
On the coast, the terrace is a second living room. Shade, lighting, outdoor flooring and a good table cost little and change the photos completely.
What the permits look like
In the Valencian Community, interior works that do not touch the structure are usually done with a responsible declaration filed with the town hall, rather than a full licence. Works that affect the structure or the façade, or need scaffolding on the street, need a licence. We file the right one before work starts.
What we would not do
Gold taps, a jacuzzi on a second-floor terrace, a very personal colour scheme. They cost a lot and rarely come back.
